Marcus, my experience is that the final review makes sure all the documents are in place and the HUD is correct as or what Chase is expecting. Then you get an approval attachment approving the HUD and the closing date. Mine have gone smoothly once it was at final review. Note that the instruction letter requires that the HUD signed by all parties along with proof of funds transfer must be uploaded in equator or faxed. Do not r.ely on the Title Company to fax!! You can not miss this deadline.

It means the negotiator is likely to come back with more items needed that were missed because there were too many hands in the soup. LOL. This sounds like there were a lot of negotiators working on the file and no one single negotiator assigned. They pick up the file, look at it, make a stab at what the think they need to submit, and then blindly submit until it gets kicked out because they don't give a crap if the file is missing any documents because it is always missing documents, that is the norm. Don't tell me, is this a Chase HELOC?

I have been working on a Chase short sale for 9 months now.  After a successful value dispute and lots of headache, I think we are getting close.  We have a negotiator who asked for a few more items Tuesday (seller tax return, listing amendment, etc) and said that was what was needed for final review.  As of last night, the negotiator put a message on equator that says the "file has been sent for final rev".  Can anyone elaborate what this means potentially?

Thanks in advance.

Help! Buyer did a short sale in April 2012.  Short sale was in wife's name.  Husband was only on Title and not on loan. Chase filed a NOD in May 2012.  No NOD recission can be found on county records.  Buyer can't close on new loan because of this.  Any suggestions on who to contact at Chase to resolve this matter.  Urgent this gets resolved right away.

Marcus,

QA stands for Quality Assurance in this instance likely. QA is an auditing process. Once this passes QA it will either be reviewed by management or sent to the investor for final decision (approval review). The time frame always varies, but hopefully you'll hear a decision back within 1-3 weeks.

Good Morning All.  I have been working with Chase on a Short Sale since August and we had the file with a negotiator at one point but it got kicked out for some reason.  We have been working the file through equator again and have got everything the file owner has asked for.  We also did a value dispute that lowered the value.  After sending the file owner seller income docs last week (which he said was the only thing that was missing), this morning he sent a message that says "file sent to QA for review".  Can anyone share any experience as to how long this process takes and how close are we to negotiating price?  Thanks in advance.

Jeanine - Have you asked your seller if they've filed BK ?

The file might be being moved to either BK Dept or Loan Mod Dept.

I'd call the office of the president and get an analyst assigned or reach out to upper level contacts to get the answers you are seeking. How delinquent is the loan? Could it be getting charged off or is the loan being serviced released?
