Wendy, I started one last month. Nationstar wouldn't let me initialize on Equator- so they manually set me up on it. The forms look good for what I used, but there isn't anything for FHA. I had to ask for it on Equator. I'll update when at office with what I was given. They also want 2012 tax return, even though it wasn't in a task for me- so be sure to upload it.

Nationstar has 1st and 2nd was Aurora now RTR is servicing. HAFA with letter from Nationstar saying they'll pay the 2nd 8500.00. Now nationstar says they will only pay 6% of the payoff letter from the 2nd (25k x .06=1500.00). They are in violation of HAFA rules unless something has changed. Where do I report them too?
Rita, for FHA, HUD has very specific and sometimes insane rules. If your deal does not follow a rule, it is denied or the bank can go to HUD and ask for a variance from the rule. For instance, you may have a willing buyer, great sale price but if the property is not being maintained, an FHA short sale will not be allowed. The bank needs to ask HUD for a variance to the rule or you will get a message like you received.
So, as Kevin indicates, you need to know what rule is the problem and maybe you can fix it (another is that the utilities MUST be on, so you see, some are trivial to fix).

Why was a Variance requested?
Does anyone know what this means? "The variance submitted has been denied. Per FHA HUD, the borower is not elgible for a short sale. This short sale will now be made unavailable." Does anyone know what they mean by "variance". I thought this might be a stretch because the borrower (my client) is a doctor but she really does have financial challenges. I suspect this is a dead deal. Very very sad as the house will be a HUD home.
