Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

Hi Kathy. I have closed many short sales where the seller was current on payments. While each short sale is different, job relocation, is one of the good hardships to be able to stay current through the process. Despite what you may read online Ocwen is very easy to work with.

I have a seller that had a job relocation to NC and the house is in Virginia.  Does the seller have to be behind on the payment before Ocwen will work with us? This is my first Ocwen deal.

Got new contact info for turning in your Ocwen file that was recently service released from GMAC. Ocwen (800) 746-2936 (Your first tip off that you will need to use these contacts will be that you will have to go through the identical autoattendant verification process twice (enter loan number, last 4, etc.) loss mitigation fax 866-709-4744 [email protected]

They WILL NOT accept digital signatures. Had to redo the AS IS in order to comply.

If they'll accept digital signatures then the location difference isn't a big deal.

Hi, Phil - that's totally normal and most big banks are requiring something similar these days.  Many banks make the parties sign it multiple times (before the approval, again at closing, etc.).  It's a fraud reduction measure so that people aren't selling their homes to family members at a fraction of the cost and then having the family member sell it back with little or no profit.

PHIL- I have done those with one over sheet and several signature pages all separately signed and notarized. Or get one set done & notarize by those, have them scan it to you and add on the next ones.

OCWEN insists that the ARMS LENGTH affidavit be notarized by seller, list agent, buyer, buyers agent - who are all in different cities. IS this a BS stall tactic or does OCWEN really intend to close this deal?

HI All - I have completed 3 deals with Ocwen that were originally GMAC.  2 of the transactions were VA and 1 was FHA.  Really thought they were great to work with.  Kept the same negotiators thru-out if you don't count that one of them went backpacking in Europe for a year and his files didn't seem to get transferred for about a week.  Anyway, I have a new GMAC/Ocwen file and now I can't initiate in Equator.  Do I just wait for an offer and then submit via FAX???  If my seller would like to try for HAFA, can we send all financials and get approved for that first?   I'm just a little lost and have become kind of dependant on Equator.  Thanks for any help!!!
