Linda, the HOA should be willing to work with you to negotiate a smaller amount than they are owed so that they will get paid from the short sale. Good luck.

I request an extension on 4-22-13 he said it was to early to grant an extension on Friday he said it was to late to grant an extension. I'm confused any suggestions would be helpful.

Donna, sometimes the short sale lender does request to see the buyer's closing costs as well. Good luck.

I'm a buyer's agent on a Wells Fargo short sale. Listing agent just asked me for a copy of buyer's Good Faith Estimate. According to Listing Agent, the WF Negotiator requested the GFE prior to approving a seller's concession for closing costs. Has anyone heard of this before?
For an LLC Wells asked me for the Articles of Organization, Operating Agreement, and list of owners with percentages. They also required that the person signing print their name under their signature on every single form.
Has anyone closed a short sale with American Family Homes 4 Rent LLC? What did WF require for LLC docs, if any. This is a FNMA loan. Thanks!
Also, this is all being requested BEFORE the file is even submitted for any approval process.

Wells Fargo Short Sale - all paperwork submitted with offer to purchase. Before submitting offer to the next phase processor sends Wells Fargo Short Sale Affidavit "Arms Length" to be signed by buyer, seller and both agents. All sign and date, some hard signature, some electronic and form submitted thru Equator. Also wanted closing agent (attorney) information. Buyer did not know who they would use so we indicated "Not Yet Known - Buyer To Choose Once Approval Is Received" Next day get a message they MUST have closing agent information. Buyer decides, information provided and sent thru Equator. Next day another message, they will not accept electronic signature on this form. All electronic signatures replaced with hard signatures and again sent thru Equator. Next day at 8AM message stating that the seller needs to have his name and signature Notarized as there were various forms of the name "Sid, Sidney, with and without middle initial, also the 3rd." MUST get this form uploaded by Noon, same day. Seller is unable to get this until 3pm due to work schedule. Spoke with Wells Fargo and explained this plus sent message thru Equator and emailed the processor and manager. Seller gets form to me at 4:15 and I immediately email to processor and manager. Go to upload thru Equator -- property has been eliminated from Equator and message received stating Short Sale denied due to form not loaded in time. Left a voice message for the processor and called general Wells Fargo line to discover processor and manager have both taken afternoon off.
Anyone run against this??? Any suggestions???
