Based upon my experience with short sales in mostly Arkansas and Tennessee, I would agree that Select Portfolio seems to be pretty straightforward and speedy. But I have had good experiences with the Citi negotiators in their O'Fallon, MO, office. Wells Fargo is decent on most files, and I appreciate that they seem to be able to get FHA short sales done in a reasonable amount of time. Chase has been pretty good, though they're still working out the kinks in Equator since making the switch there. Bank of America is ok for anything non-FHA, hit-and-miss for COOP, and a nightmare for FHA.

PNC??! B of A???! I must be living in an alternate universe! Beam me up, Scotty!

PNC is no good. 

I haven't worked with BB & T or PNC but I agree B of A is the best.  I especially appreciate them when compared to how horrible they were a couple of years ago. They cared enough to make their system better, unlike most other short sale lenders.  Their Twitter crew has rescued me several times.

How are you working with them in regards to Twitter? I thought the only way they were communicating is thru Equator. Thanks!

I just had a BB&T portfolio loan approved in about 48 hours. Haven't worked iwth them on anything else. 

Many of you are saying BAC...I'm the opposite...so does anyone have a GREAT contact that can move a file for me (complex issue though is I'm the buyer's agent).  LA is afraid of his own shadow and he will not escalate to FHA...we're at the end, waiting on a variance, but for 2 weeks no confirmation it's in or coming or what!  He doesn't ask for manager's or ask the critical questions.  I need help escalating with FHA too.

unfortunately as a buyers agent you will not have access to the negotiator or means to escalate the file. If you are not getting help from the listing agent you may need to go to his or her manager for help. Best of luck to you.

short answer: you have no ability to escalate the file. you can call the list agent's Broker. But that's the extent of what YOU can do
