I completely agree with Joe.  I have always felt WF was one of the better lienholders to work with and seem to have a higher caliber of customer service people working their ss department.  However, in the last 6 months, I too have had to escalate to HUD to get them to play nice.  Cannot say they are the ony ones though. Same issue with Met Life and a couple of others. Opening a HUD ticket has been helpful and saved my borrower (and my team) a lot of needless grief and frustration.  Email:  [email protected] with your loan number, borrower and statement of issues with servicer. 

I had one a few weeks ago that we had a written ATP good through May 2013 and even had an offer that had been in for 3 months and found out the Servicer (Met Life)  was trying some funny business. 

By re-engaging with HUD from my previous ticket number we were able to get it pulled from the auction block 45 minutes prior to sale time on the date of sale. Really slimy on the part of Ronnie David and Corie Pyburn at Met Life.

Just be sure to be appreciative and professional with HUD and other advocates.  They have a tough job too and I think we need to be sure to let them know how important and appreciated their advocacy efforts are to our borrower clients and us!

WF has been the pits on a couple of my FHA's for at least 1/2 yr - multiple calls to HUD, who seem to kick them in the butt and WF will look like it is doing its job for a day or two. Send your authorization to HUD then call them about the problems.

Have a buyer that's been waiting for months on an answer for short sale. They really want to hang on but something seems not right?

We have been told:

It's an FHA

2 morts every time the 2nd sends their terms Wells plays games and says they can't read or its the wrong date. Then by the time they get the right thing Wells says it's expired and we have to start
over

Sheriff sale was scheduled for Jan but was changed to 4-10-13

Your help would be greatly appreciated!

I sent them comps they could not be recent they had to be comps the same time as the original BPO so if the value has gone down they will not use them.

 When disputing Minimum Net Reserve, at least one of the following documents must be included in the submission for review:
          -Appraisal or Buyer's BPO (BPO that the Servicer did not order) 
          -CMA Report (w/ comp photos and descriptions), Listing History & Realtor Comments
          -MLS Sheets of 3 to 6 Comps, Listing History & Realtor Comments
          -Inspection Report with color photos of repairs needed
          -Detailed Contractor's Estimate with color photos of repairs needed.

LOL is Fannie of course.  Every transaction I have that is Fannie they are 20% above FMV
