Can anyone recommend a company that will oversee the shortsale with Nationstar? I am willing to give up a portion of my listing commission to a company that can make this short sale happen and knows the ins and outs of working with Nationstar.

BTW...BofA is the 2nd and Nationstar is the first on this shortsale.

Almost two weeks ago I initiated (in equator) a short sale with BofA and Nationstar.  Bofa is the second and Nationstar is the first. Today I got the B of A counter offer which we accepted as offered.  I still have not received any response in equator from Nationstar.  Is this normal?  What is the next best step to get things moving with Nationstar?

Today I successfully closed a short sale serviced by Aurora first and then Nationstar.  It was a condo owned by an investor.  I took the listing in May and within 30 days we had a contract.  The condo was listed at $45,000.  We waited until Aurora transferred the file to Nationstar and once it was activated in Equator I was ready to complete the taks, including uploading the BPO and Title Insurance committement .  

Then we waited, called, messaged, emailed, called, escalated and waited again.  In September another BPO was completed and we waited again.  Then finally the negotiator asked for additional documents which were already uploaded but the documents had to be updated with new dates.  

Then we waited again, emailed, messaged, called,etc. - reasons: back-logged and/or reviewing the file.  Now we are into January 2013, then finally out of the blue I was emailed the approval letter.  Never received counter.

Inspections were completed on moved to closing - cash closing $43,000, seller received waiver of deficiency.  Buyer never walked, stayed with it through the end...patience paid off.

Hi, I am a buyer of a SS, one loan with Nationstar. We are day 121....The listing agent has told my agent that all tasks have been completed in equator. Should we be requesting an escalation at this point?

Well, 2 years on a 53k deal?  Toss that fish back in the pond!

Is it vacant?  If it is 'remind them' of the liability they take on when they play the delay game in short sales.  Your sellers has done what needs to be done to close, the buyer is ready to close, the agents have done their jobs.... the bank is responsible for any delays thus they are also responsible for any 'disasters' that happen at the property, that could have been prevented IF the short sale was completed and the buyer took possession of the property!   This is a little used tactic to get the loan servicer and the ultimate investor on board to a closing!

Especially important if the property has a pool or other hazardous 'extra.;
