Just wondering; as a licensed RE agent in CA may I legally:
1. ...get paid representing a friend (as buyer) in a WA state SS?
2. ....present my offer to the WA agent using CAR zips?
3. ...offer my negotiating services (to assure our offer is the one presented to foreclosing lender)?

1. I am not an attorney here in WA, but I am pretty sure you can't get a commission in WA unless you are licensed as a WA licensee, can anyone confirmed this? I just talked to my MLS and they confirmed it informally.
2. Same as above, you can present an offer but you can't get commission, so what's the point.
3. There is a lot of concerns in this because I don't think it looks good when you are the Buyer's Agent trying to negotiate a short sale for the Seller, as a matter of fact, I don't think it is legal or ethical to do because when you negotiate the short sale, you are representing the Seller's and the Seller's best interest to get them out of foreclosure, not the Buyer to get them the lowest price and best terms. Conflict of interest. "To assure our offer is the one presented to foreclosing lender," this depends on the situation but it still appears you are trying to get the Buyer the best terms and lowest price. What if you are in a multiple offer situation and your Buyer's offer is 50K lower than the highest and best? It's not practical and ethical in my opinion.
Are you trying to represent both the Buyer and Seller? Do you know the Seller too? Because I don't know if any compentent Listing Agent will relinguish their control over their listing to you the Buyer's Agent in any Short Sale situation.
