Nationstar will not stop calling my sellers. They even contacted the sellers' mother. I called them and they said this was standard while they initiate the file in equator (done on the 10th of January). I asked them to put a note in the file to stop calling them and only contact us but she said that they cannot do that. We have some very frustrated sellers. Anyone come across this?

Its part of the game. 

I've not experienced this (yet). Are they trying to "collect" from the borrowers or are they supposedly trying to initiate the short sale? 

They told me they are just trying to "initiate the short sale". Although, we have the documentation that we are doing that.

i have a form that works great for me and my sellers...i have attached it to this message. This will not stop the communicating however the bank will have to use US mail...good luck!

if it were me....i would upload it into Equator and fax to every NAtionstar fax number you can get your hands on....it may be different departments making the calls...i would fax it to more than just the short sale number.

You can give them a cease and desist, but I wouldn't - bad companies do that to make the "client" think things are fixed when the calls stop and the bank cannot call for legit concerns. However, sending a change of phone number to your office and change of address to your office will work. Then you get the stuff that you beg the bank to send to you anyway and they dumbly insist upon only pony express sending it to the client (who either throws it away or shelves it - idiot banks).

Hi Megan,  Yes seems like we've had this happen in the past.  Maybe try sending Nationstar a Cease & Desist?  Make sure your sellers know that a C&D will cut off ALL communications though.  Not that that's a bad thing. ;)

This has been an interesting thread. I've had a lot of cases where I've had to send a "release of cease and desist" so that the lender will talk to me, much less the client, when there is also foreclosure litigation. I tell my clients that dealing with the Collections department is a cost in their effort to be rid of the debt. Im not sure there is a way to stop the calls without hurting the short sale, but I am listening for your ideas...
