It needs to appear as though they will have to miss soon (depends on investor too or gov loan).. All mine have missed recently... a few years ago they wanted a contribution due to not missing... but laws have changed since then (even if not followed to a T).

Will Chase do a short sale if the seller refuses to miss a payment? I heard there are a few hardships that will qualify for a short sale even if the seller has not missed a payment. Thanks for any on this.

I have a client who has been paying Chase and doesnt know who the investor is. Property has a sale date. I pulled the trustee info and investor is US Bank. Who do I send the QWR request? Chase, Trustee or US Bank? What department should I send the QWR request? And will the QWR stopped or postpone foreclosure?Appreciate your immediate response as we are running out of time. Sale date is Feb 11, 2013. Thanks in advance!!!!

They will only speak with someone on the SELLER / BORROWER'S side of the transaction.  Chase finally got smart and stopped communicating with agents on the Buyer's side - they realize it could be a conflict of interest.

Larry I wonder if having multiple authorized people to speak with Chase is too confusing or if they are concerned that this is a third party negotiator? Let us know what happens. Just curious why are you calling and not the seller's agent?

Shelly we closed on 1/10/13, a 1st mortgage only Chase HAFA short sale with 6% commission as dual listing and selling agent. All Chase representatives were amazingly helpful, friendly and professional.  I'm very appreciative for this blessing for both deserving owner occupant clients. I hope your experience will go just as smoothly.

Does anybody have any experience with double ending a CHASE short sale?  Just wondering if they pay 3% comm on both sides...???

Chase has their own Arms-Length Affidavit, which has to be notarized.
