Homeward residential, first time I heard this lender. I have an ALL CASH offer on a Short Sale, owner occupied with 1 lien only. Buyer offers full price as is. Listing Agent got offer September, approves October submitted to lender by November. 

End of December we DO NOT EVEN HAVE STATUS! How can we make sure the listing agent has a back up offer in hand just waiting for my buyer to give up and then step in? Is there no accountability report that the listing agent can provide to show diligence that the the file is actively being processed? 

Looks like it can easily be like the typical contractor that accepts all kinds of projects and then takes the time to finish them on his own terms and timeline. 

I know lenders are supposed to give weekly updates and has a time limit to give an approval within the certain number of days./

I recently completed one with Homeward (AHMSI/WELLS).  They were responsive and generally on top of it.  Not HAFA, no "time limits" though.  Seems odd..."offer in September, approves (?) in October, submitted to lender in November???

Who's handling the file, the listing agent or 3rd party?

Looks like the listing agent. I am frustrated on how to deal with the listing agent. A pro-active listing agent usually will have open discussion with the buyers agent but this one gives me a one liner and has a closed door attitude. Can you suggest how I can get her to be more open with the status? 

Have you contacted his/her Broker in Charge?

I am waiting for now but venting amongst the pros. Giving the benefit if the doubt...but...how could this be? No explanation. Early December she said she put it in escalation.
Would you not try to discuss more details if you are the listing?
