Does anyone have an idea about why WF would cancel an already approved short sale just 10 days before closing? Any ideas of where to escalate and quickly? Thank you in advance. We are representing the buyer and are concerned that the file hasn't been properly escalated.

It is often essential that you know who the investor is - FHA is different from BoNY is different from Freddie is different from the currently very evil Fannie, etc. and each may have a decent number to call to put pressure on the bank to act responsibly.

I just have to add that I find Freddie at least equally as evil as Fannie, and I think even more so. I would bet that Freddie was the one who canceled Noel's approval, and not WF. I have had several bad experiences on Freddie files (not to mention all of the ridiculous paperwork and notaries), but a very recent example involves a f/c postponement. I don't normally have problems getting f/c postponements on Fannie files, but Freddie is a different story. They just denied a postponement request because the offer was too low...it was 95% of FMV!
You are suggesting that the investors can make the banks act responsibly? My experience has been that the investors are the primary villains with the whole short sale nightmare. On the few occasions where I have sought out assistance from the investor to help out with an inept servicer, I have found the investor staff to be even more worthless. Fixing the whole short sale mess starts with cleaning house with the investors, and getting people working there who want to fix the many problems with the SS process, and who are interested in something more that just collecting a paycheck.
