Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

Please update the recommended contact info for Ocwen. You currently list Ron Faris, who as you know, is the President of Ocwen. What you may not know is that Ron's office forwards all these calls and emails to me, since I joined Ocwen as the Senior Manager for Short Sales a couple of months ago. It would be faster for our Short Sale Superstars to contact me directly, as I and my escalation specialists can address immediately, rather than waiting for Ron's office to forward to me.

Yes, Patricia, they got approval from bankruptcy court to buy out their servicing near the end 2012.

Kathy Robinson is our hero!  We had our backs up against the wall, sent one last plea for help and within hours we had our approval letter.  Just in time!  After 6 months of working and stressing, we would have hated to walk away.

The projected or confirmed foreclosure sale date should be no less than 60 days from the date of determination of eligibility.

Hi All. I'm in the beginning stages of an Ocwen short sale. The package is in review as of Monday. The seller has a foreclosure date of 11/27/12. Is it true that the seller cannot qualify for HAFA because there is a sale date within 60 days? Has anyone gotten around this? Thanks in advance for any insights!

Hi All.  MI is denying the short sale because the offer does not meet the MNR.  Here's the kicker....An appraisal was never even done to determine the value.  Anyone had this happen?  MI is Radian.  Servicer, infamous OCWEN.  Thanks!

Short Sale closed with Ocwen successfully.  Investor owned a rental. About a year ago, he lost the tenant who left the place with a big mess.  Investor said that he needed to short short sale the property since they could not afford the property any longer due to their personal finances.  Long story short, I put the property on the market last September after it was made presentable.  By December 1, I had the property under contract.  All was going relatively smooth and closing was set for March 3rd.  Final walk-thru happened the day before and lo and behold, flooding occurred because of a leaky toilette and created a big mess.  Closing was put on hold....

Seller had the place cleaned up, buyer got estimates of what it cost to repair/replace the damage and we were back at the negotiation table.  No to very little communication between Ocwen and myself after repeated emails, phone calls.  Finally, Ocwen called and countered on the revised contract price.  We are still with the same buyer... Buyer agreed and we finally closed on Oct 3rd. 

Ocwen agreed to a full waiver of deficiency with no additional funds/prommisory note the seller had to bring to the table.

To answer your question about the 7 day HUD review time, that sounds about right, but you may still have to push Ocwen to stay on top of it...use the squeaky wheel principle. If you don't see any progress in 7 days, send email to Kathy Robinson. She always produces results...FAST. Her contact info is at the top of this group.

Well knowing now that you have an FHA SS, 84% may have done the trick, but you never know what Ocwen guidelines are for the file. In other words, even if investor will accept 84%, Ocwen may not accept less than 90%. They are difficult to figure out. Either way, I'm glad you seem to be making progess now. Good luck!
