We are ready to close on a long short sale with Greentree and need a written HUD approval (CA law) and Greentree only provide a verbal approval as that is their policy.
Does anyone have a good Greentree contact or have you found a solution to this issue?

You might want to call me Captain Obvious, but have you asked if someone from GreenTree could simply reply to the email containing the HUD with something like "I approve this HUD".?
Thats what I have done. Hasnt worked so far. I ll keep on it.

Have GT negotiator email you that Hud is Approved. They should even provide you with a stamped copy but they are not consistent with this. If you need additional assistance with them, contact me. Thanks and best of luck!

The closing officer said that it is not CA law as they never give written approval in CA, but it is a title company issue, anyone heard of whether or not written HUD approval is CA law?

My escrow requires it... I think it's where everyone wants to cover themselves. I am going to go look in my file and see if I saved my HUD approval.
I actually think it might have been by fax...so it isn't in my comp file.

It's my understanding that GT does not approve HUDs. They have a disclosure right at the bottom of their approval letters stating t they do not dictate how the HUD is prepared.
I'm not in CA but I would be shocked if their were a law that stated the short sale lender had to approve a HUD. Much less approve it in writing. This must be an escrow company issue.
I just recently closed on a GT short sale without HUD approval. It was closed by First American Title.
