I have a new potential FHA short sale listing.  The husband was hurt and cannot work.  Wife will likely be transfered out of state.  the problem is that they have about $10,000 in the bank from a student loan that is for school.  US Bank has the loan. Anybody have an idea of how they are going to look at a short sale request given the money in the bank?  Does the fact that it's student loan money factor in the decision?  I've not run across a seller with this much cash on an FHA deal.  Thanks

I have a client that took out a HELOC with First Community Bank in New Mexico. From what I can tell, US Bank took this bank over in 2011. US Bank definitely started servicing the HELOC because my client started receiving letters.  But now 1 year later, US Bank says they have absolutely no record of this loan. Has anybody else experienced this??? We have been working on this for over a month and still cannot get to the bottom of it.

I am about to jump over the cliff with my seller who has a loan with US Bank.  The last one I did the seller got so angry at the bank he filed bankruptcy just so he would not have to give them any money.  My seller has a Fannie Mae loan with US Bank as the primary lender (there is no 2nd).  They bought it through some program for nurses so I am assuming there is MI as they got 100% financing.  Does anyone have any suggestions as to the best way to go. US Bank takes so darn long, I am worried about going with the HAFA program as it will probably take even longer. Maybe we don't have a choice?  My sellers were thinking of trying to make the payments while they wait for an approval but they may be making payments for 6-9 months.  They have been relocated because of their job.  Seller is in the Coast Guard so I am checking out the HAP program as well.  Does any US Bank battle-worn agents have any suggestions for us to start out on the right foot.  They are not late and we do not have a buyer yet.

Does anyone know if the SS package for US bank is different when dealing with only the 2nd- HELOC. This short wont touch the 1st (also US bank). I was just transferred for 1 hour. No one could tell me if they have a seperate Heloc Package or SS Dept.

Can anyone explain to me what the US bank negotiator means when she says that a HUD appraisal will not accept distress sales when it is a liquidation appraisal. I consider distress sales to be foreclosures, and short sales.  Those are the only sold comps there are, but she says we can't use them.  I'm confused.  Any insight?

Just got a reply to my request for a dispute of appraisal on FHA with US Bank.  She sent the form but said to remember that HUD does not allowed any distressed properties to be included in the comps.  I checked on the HUD site, and it says: 

If short sales and foreclosures are predominant in the market they must be considered. The appraiser must determine what impact they have on the market. If they were sold with exposure to the market, listed in MLS they should be considered

I believe this was changed some time ago.  Do any of you have any insight into this?

WE have a buyer who contracted on a short sale with US BANK 7 months ago and still have not received an answer...in fact, the negotiator asked for the arms length transaction affidavit about a week ago, which is usually sent in within a week or so of the offer...our buyer is having their home foreclosed on in two weeks and we have been unable to get this short sale to move forward...does anyone know who we could go to, to get this file escalated to an answer?

Amy , Go to www.jigsaw.com and search for U S Bank execs and contact each and everyone of them, they will respond
