Thank you, Sharona! I needed a little "hope injection". We are living in a temporary housing situation and we are constantly on the lookout for other housing options in case this one doesn't go through...and there isn't much in the inventory. I think, once we get a negotiator assigned, it has the very good chance to move forward fairly quickly...there is only a 1st mortgage on this property.
Remaining optimistic and hopeful, while being cautious.

@Sean - I have so far had a very good experience after transitioning to Nationstar. We were with Aurora for months, and had an approval, but then transitioned. We initiated in Nationstar, were in touch quickly with our negotiator. He then took us out of Equator to allow us to update the existing approval. At this time, we have the Nationstar approval and are working on getting 2nd lienholder approval. I MUCH prefer working in Equator. All my Equator deals are pretty smooth, as opposed to all my FAX based deals everywhere else. Good luck.
In early July, our offer to purchase was accepted and we have learned that this single mortgage property was financed through Aurora. I recently discovered that this is now being handled by Nationstar through Equator, and I am also learning about some of the very significant and extremely difficult situations from others in this forum.
While it is good to get the warnings of what we might have to expect, I would like to reach out to anyone who can provide possibly a glimmer of hope that some cases have actually gone well (for the most part) with Nationstar and Equator. We have been told by our buying agent that files worked through the Equator system have, on average (for them?) taken 3 months to get approved. Certainly, 3 months is far more acceptable than what I am reading in this forum, so I'm hoping to get some responses that may be more positive.
Lookin' for some hope here people! I was strongly considering calling Nationstar, but that concept sounds like it is mostly a waste of energy. We, very much like the rest of you, need movement and we aren't hearing anything at the moment, just that a negotiator hasn't yet been assigned, and it has been more than a month and a half (I know, I know....short timer, compared to the 6 months I'm hearing about).
Good afternoon, I too am looking for a contact name or number to escalate this file. I have called the negotiator and Nationstar as told every 48 hours, and still no response. Everyone keeps telling me that she is really busy and will get to it when she gets to it... as you know that doesn't sit well. It has been will over 3 months. I have attempted to escalate thru equator to no avail. Any assistance would be greatly appreciated.
Anyone know how to escalate matters with Nationstar? I have taken the proper steps and escalated from negotiator to team lead, to manager, etc all the way up to SVP and still no response. Appreciate any insider tricks! Thanks!

Just an update. We got the foreclosure date pushed back 1 month (August 23) and the listing agent said that our file has been assigned to a negotiator last week. They've already asked us (the buyers) for our financial info 2 weeks ago and it has already been turned in. Does anyone have an idea of how long it will take to get an answer from Nationstar from the point the file is assigned to a negotiator? We have been waiting for 7 months now, any info would be appreciated. Thanks.

Hi All,
We just got an update from the listing agent on our short sale we are trying to buy. After the loan got transferred to Nationstar from Aurora, Nationstar set a foreclosure date of July 23. We got the "welcome letter" saying that the file was transferred to Nationstar on July 1st and the file will be in there system on July 10th. The listing agent, seller, and seller's attorney is calling Nationstar daily to see if they can postpone or reconsider this decision.
I thought that banks can't foreclose and a property if they are in the middle of a short sale negotiation?
We have been working on the short sale since January. Does anyone have contact info for Nationstar's escalation? What can we do at this point? We have waited too long for them just to foreclose without even coming with a counter.

I was just given a new fax number for Nationstar LOA. 972-459-1611. Just thought y'all would want to know!
Does anyone have a Nationstar specific 3rd party authorization form? Our loan was just transferred from Aurora and, sigh, it definitely looks like a do-over is necessary. We had an approval letter, but the buyer walked. We have a new buyer with the same terms, but not sure it is going to fly.
