So, I wonder if it's better to initiate the FHA ss first or to wait until an offer comes in?
@Jimena - yep - we've all had them that take a long time. 6 + years of nothing but short sales and we see a lot. A 3 busines day approval is terrific, Good for you!
I have to share for all those agents who get frustrated with BofA, I just got approval on a BofA HELOC, full deficiency release in 3 business days from submission to approval. I am not saying that BofA is perfect but they've come a long way. Concentrate on the improvements they've made instead of the problems and you might stress a little less. My first BofA short sale took 18 months, with the same buyer so getting them done in 30 days is a huge improvement.
BOA conference calls are a waste of time. 30 minutes addressing questions received before the call that are "general in nature" on a conference call that is titled specifically FHA short sales. Like most of my dealings with BOA for the past couple months...Very Frustrating!

Just some incorrect information.
so far nothing new.............
I just received an amended approval letter from BofA - they cut the settlement date by two weeks. Original settlement date was 8/10 and they issued an approval letter today with a settlement date of this Friday. How do they expect us to settle in 3 days? The buyer hasn't even gotten an appraisal done yet.
2/19/12 - Original approval letter, settlement date 3/22/12
3/2/12 - Second lien approval, buyer walks same day
3/3/12 - Property back on the market
3/16/12- new contract ratified
4/2/12 - emailed 2nd trust to inform of new contract
5/21/12 - update 2nd trust to inform still working with Bof A on getting new approval letter
5/22/12 - 2nd trust acts as if they did not know there was a new contract, requests documents
6/25/12 - Finally get new approval - settlement date 8/10/12
6/26/12 - Sent approval letter to 2nd trust
7/2/12 - emailed 2nd trust asked for update
7/10/12 - received 2nd trust approval, however 2nd trust asks for $1000 more
7/24/12 - received amended approval letter from Bank of America. However, they move up settlement to 7/27/12.
How do they expect us to settle in 3 days????
