I was reviewing a $30,000 offer from Chase that directed the home owner to contact a CDPE agent.

Has anyone gotten short sale assignments from lenders or home owners calling because they wanted a CDPE?

You apparently are a seller that recieved this offer? If so...

I think they may be "advising" you to seek a CDPE agent. Which is fine, there are a tremendous good CDPE agents! And then some just have the designation for what it's worth! There are SFR agents, some are tremendous! and some have the designation for "what is's worth.

I have both designations, however, I am most proud to be a member of Short Sale Superstars! The people here, dont need designations, they are true, experienced professionals! Their designation is "Experienced"

Go to the referral section in your area! Ask a Superstar.

If you are "reviewing the offer" where do you fit in? I would certainly like to know if Chase is "directing" or "suggesting" either way, I am curious!

I just got a lead 2 days ago. The homeowner called me to list as a short sale. I asked her the normal questions. She said i have everything ready and at the bank, they gave me a few Realtors to call and I chose you. Hers is a bank of america loan. Funny part is i did not even get the authorization sent in and the phone rang within 10 minutes of me and seller hanging up. It was bank wanting to do the BPO!!!! I think this is going to be an easy process! Yes i am CDPE and SFR. Love this group too! I met Bryant on The Short Sale Cruise!

Education is NEVER a detriment, the effort that you put into what you learn is in direct proportion to your benefit.  Crap in crap out or hard work in great results out.

As far as becoming a CDPE because you think you will get leads from it, you might get leads but so will all of the other CDPE.  I would rather market myself and find those sellers who need my help instead of the odd chance that someone else might do it for me

There seems to be some confusion on my CDPE question. Apparently I was too brief.

My interest is in the worth of spending $ to join CDPE so Chase will add me to their list of "Approved Agents". The Chase letter to the homeowner specifically had "Look for a CDPE agent".

The CDPE designation is just another marketing tool that I would buy. I was asking the Forum did it get you any listings? Is it cost effective?

I have been a RE Broker 35 years and active in short sales for the last 7 years. I am a long time member of Short Sale Genius and part of Lee Honish's Mastermind Group. Designations I don't need. :)

I have been a CDPE certified agent for approximately a year now.  I have NEVER received leads from Chase or anyone else because of the designation.  Let me save you some money...I also signed up for CDPE because I thought the same thing.  I too have the SFR Designation, however, this is the place I go and send all my agents in my brokerage to when we need answers to real problems.  CDPE may have some benefits, but this website, in my opinion, has more information and help that any other similar website.

OK... CDPE offers some excellent resources and training! The webinars they offer are great. I have found that is was worth my initial investment of $500 (and 4yearsof renewal a $99 each year) )  to take the course and get the designation, mostly because of the resources. This site has all the updated info on what all lenders/forms are available  I have never upgraded to the "special package" So if you are not on the upgrade for a price, you may not get any leads. Alex Charfen, the founder of CDPE had an awesome concept and has taken it to the limits. But you will pay more to have potenial leads!  I will continue to keep basic membership always!

Long story short:

Get all the education you can, for what you want to persue, and then some!

Designations are good to have! (if you learned from them)

Nothing beats, experience!

David, I was one of the first 1000 CDPE agents.  The CDPE organization has grown now to over 40,000 agents.  I learned a lot from the course and I like the monthly webinars for updates of what is going on in the market.  But as for getting referrals from lenders because I'm a CDPE, yes, I have gotten some where Chase did a "warm transfer" with the homeowner on the line.  I believe that was as much because I have done a fair amount of Chase short sales and have a good relationship with Chase, more than because I'm a CDPE.

Chase and also Citi have been identifying homeowners who are in danger of default or are already there.  They send them letters indicating that they may be eligible for a short sale and give them the names of 2 or 3 agents (some of whom might be CDPE) and recommend they call one of those agents.  Bank of America is now reaching out to homeowners although they are not (yet) giving the homeowners the names of agents.

I wouldn't recommned you get your CDPE just for the leads.  Like my core business, I get my referrals from word of mouth and successfully closing transactions.  Someone with your years of experience will probably get the same result.

The CDPE course was educational and does provide you with some great tools and ideas for further marketing your short sale business.  Yes, I learned things I didn't know before, and I've been doing short sales since 2006.  It's worth taking.  However I can't say I've ever gotten a lead specifically because I'm a CDPE, but rather I do advertise that I have a 100% success rate closing my short sale listings - so I think that helps too.

Information gleaned from CDPE course is outstanding but, I have not once received a single referral from the CDPE site or from Chase.

Unlike most of the comments I see here, I am a CDPE ( the basic  membership) and I have recieved several short sale leads from being a CDPE... Several in fact were Chase short sales. I got the first one the first week I had the designation so that paid for the course for me which I took online with RE/MAX university. I have now had the desigation for about a year and a half and plan on keeping it from now on.

 

 

Been a CDPE for a little over a year.  Even went with the "Advanced" designation which gets you some additional marketing materials for an extra $100 a month and put me at the top of the list of CDPE's in my area. I dropped the Advanced designation as I get more business from simple mailers and referrals than from the marketing materials they provided (which are slick and well done I will add).  CDPE has not gotten me a single deal, at least not in terms of a direct referral or a call from someone looking for an agent through their site but I believe having a "short sale designation" adds a smidgen of credibility. I also dropped "Advanced" because of the sheer volume of spam emails I get from them every day. The training was good and they have valuable information but they are a sales company first.  Remember that.  You will be bombarded with "offers" and "discounts" and "just for you" deals.  I've gotten to where I can't stand the voice of Alex Charfin. He's become the Billy Mays of real estate to me.  Smart man.  Excellent salesman.  But I think they take it too far with marketing other products.  To sum it up, there's nothing wrong with CDPE (other than the amount of spam) but when I want short sale advice and information I come to this site, not to the CDPE forums.
