Thanks Tara for the insight.

Definitely not what we wanted to hear but at least we're not waiting for a response that we won't see anytime soon.  The listing agent said that the transfer will be seamless and that current short sale files will not be delayed (but that's coming from the listing agent (which I'm not sure I believe).  

The question now is how long will NationStar take and what will they counter back with.  Do you think it's a high chance that they will counter us instead of just denying the short sale?

Erick, Your BPO has expired with this long of a wait (only 3 months for Aurora)- if it transfers they do a new BPO anyway.  NationStar is by no means fast but not horribly slow either.  You essentially will start all over- I've been there before with another NationStar transfer. If you don't think your price will fly with current comps- it won't. They will counter back.  I know you want to hear good news but I'm not seeing any.  Aurora takes a very long time no matter how much pressed and they don't communicate well with updates until near the end.

That's really good info.  Now I'm just hoping that the transfer to Nationstar will happen fast and that Nationstar will be a lot quicker than Aurora.  The seller's listing agent has not been on the ball getting us updates so we have no idea whether or not their mortgage has been transferred or when it will be transferred.

Hi Erick 

We've had the same loyal Buyer for the entire year long process. The offer price was slightly higher than other distressed of same model, same community of homes. Today (after a year) the offer and approval is $35K higher than others selling today. The Buyer is willing to contribute toward lienholders #2 thru #4.  I'm CDPE & SFR and other certs and have been doing SS for years. Sounds like a perfect situation

The problem was with Aurora. We had to totally restart the SS process 4 times. We'd get so far and they'd close the file. They NEVER would tell us why. What I believe happened is they would ask for something by sending a letter to Seller and never tell me they needed something, not even when I asked. Be sure your Seller opens their mail and shares ALL of it with you. It could have also been that the Seller is also in Chapter 13. At any rate fourth time was a charm and I have an excellet negotiator to work with. Overall it has been really interesting to say the least and yes, I took an oath to never do an Aurora SS again. Oh, and NOW Aurora is closing. Hope Nationstar is easier.

Hi Jerome,

What was the hold up taking over a year to get an approval???

Is this typical to have to wait that long?  We are on 6 months and are getting really tired of waiting as our lives are on hold. 

Thom - If we don't have an approval yet will the transfer to Nationstar be a good thing or will it just slow the process even more?

I spoke with a negotiator at Aurora last Friday and all files currently approved will close before moving over to Nationstar.  The other good news is the negotiators (employees) are moving to Nationstar along with the files.

For those of you who haven't looked into it (and are still talking about doing SS with Aurora) you need to try calling their Customer Service Department at 1-800-550-0508. They are: "...closing and transfering ALL accounts to other servicers (Nationstar and Selene) during the months of June and July...".

All I can say is "POOP!" or something to that effect. My Seller recieved their notice letter and their transition date is June 30th. I've been working with Aurora since May 5th 2011 and I finally have an approval letter but it doesn't Close until after the transition. I can't reach my Aurora negotiator and can't reach anyone at Nationstar. Don't know if I can get and extension or need to start all over with Nationstar. On top of that I have to coordinate with three other lien holders.

For those of you already in a Aurora Short Sale, I'll let you know if I hear anything!

I am getting ready to do 2 with Aurora....however the twist is a bit different.  Our HOA forced the foreclosure and holds the CTs to two properties in our development while Aurora is the lien holder.  Title attorneys have told us that just because our HOA holds the CT doesn't mean Aurora can't come back - and that our HOA foreclosure is a 'mini-foreclosure'...whatever that happens to be!  Our HOA wants to list and sell the 2 properties and we will need to 'interface' with Aurora.  To make matters even worse, we are here in South Florida, and David J. Stern's office was the attorney for the Plaintiff (Aurora) - and they got shut down in late 2010!  So, the foreclosure records could be 'anywhere'.....Any suggestions for expediting this entire foggy-process from anyone out there??

What about all of the 'shortened timelines' for responding?  Do they not apply to everybody?  How can they take 6 months anymore?

How long did it take from the first submission of the short sale packet to Aurora?

Our offer was accepted by the sellers and the short sale packet was submitted to Aurora in early January 2012.  It's already been 6 months and the waiting is really taking a toll on us.  The listing agent hasn't been giving us updates and haven't been returning calls regularly.  We don't feel that she is pushing our file through with Aurora.  

We just need some sort of feedback about if we are even close to hearing back?
