The short sale incentives from Chase are investor specific. So It is not up to Chase who gets then, it is up to the investor on the loan. They are supposedly going to start the program in California in July and have already been in some other areas.

I closed a Chase short sale last month where they granted/paid $30,000 to the seller at the closing.

This was due to a Chase invitation letter with "incentive awards" from Chase to the Seller prior to the listing and short sale process.

Nearly at the same time I had another Chase short sale with similar security circumstances Chase/WAMU and that seller was denied any cash at closing with much more severe hardship. We requested cash at closing for that seller three times from Chase. Every transaction is different and I have not seen any published criteria for this phenomenen.

If your client has a invitation awards letter from Chase with a specific dollar amount they are willing to pay them at closing then you are "good to go"!

If not then you probably won't get your client any money at the closing outside of the HAFA program.

Is it true that Chase will give a $20,000 to $35,000 Incentive for a short sale?
who gets this incentives? and what are the criteria to qualify?

If you are talking about needing a payoff balance you call customer service.  If you are talking about getting a HUD approved so that you can close, Chase now has it set up that once the file is approved it goes to a closer.  They are the one's who approve the HUD.  Sometimes they give you their direct fax or email.  Call the negotiator or short sale department and have them give you the contact information for the closer.

Met with Chase Homeownership in SanJose California. They said the home is in active foreclosure status. My seller never got an NOD notice, never had contact from Chase. Really!!  Chase admitted that once the original note from EMC was purchased by Chase, it probably got lost in the shuffle. They are now moving toward NOTS....can they do that without having given my seller notice? Chase is beginning now the loan mod process with us and will notify us in 30 days. Will this action guarantee postponement of any sale date?
