Just curious, has any one actually seen a 21 day approval from BofA (BANA)? After the equator changes in mid April. Or is it to soon to be asking?

not yet.  We've had files stuck in the 0-1 day initiation process for that long...

After I had a buyer, sent in contract, received a response in 7 days, then received the approval letter in the next 7 days, we were in escrow in less than 21 days from contract submission.  HOWEVER, this is a Bank of America loan, BUT it is Fannie Mae, AND Not eligible for HAFA, because the seller's financial percentages weren't where they are required to be, AND Not eligible for a Streamline Short Sale, since it is a Fannie Mae loan....So, it is a COOP short sale, being serviced by REDC, and quite efficient, if I must say so.  What I've found, is that EVERY Short Sale is Different, no matter which bank owns or services the loans.  Other than a Wachovia short sale, this coop short sale has been going smoothly with REDC. Good luck.  

 Did a Co-op through REDC, they are just fabulous.  I got a response the next day. Got the approval letter within days and could have closed in 30 or less.  The buyer didn't think it would go so fast because of the stories that his friends told him. He didn't believe it, and didn't give notice to his landloard...we ended up closing about 40 days or so after approval. 

Yes, I have.  With the Co-op short sale.  Works like a charm so far.

Fastest I have seen is 40 days . I've been stuck in the borrower outreach for longer than that as well though. On a non  HAFA qualifying prop too, HA HA. I have also been stuuck in "approval requested" for 60 days. A lot depends upon your negotiator.

The 21 days is just a myth at least on my end. I have three files with them right now and some have been stuck in the process for over 40days... BoA takes one step forward and 10 backwards.
