I have a BoA FHA short sale and the buyer went through a loan mod and declined it since the payment was till too high. BoA is saying that the buyer did not complete the loan mod. I was told to call HUD for help. How do I get a FHA or HUD #?
Leslie, what you need is called the FHA case #, while Bank of America should supply this if asked, you can also look up the mortgage at the recorders office (many are online now, in person would work too). You probably need to send in another Letter of Authorization to HUD as well.
Please note that HUD will reject any letter of authorization that has the borrower's social security number on it. It's best to send one with borrower names, property address, servicer name, loan number, and FHA case number. Hope this helps. See the FHA group on this site for more info.
Leslie, I have had the same issue on 2 of my files recently. BOA has always given me the FHA case #. Here is some updated contact information for HUD.
PHONE: 877-622-8525
FAX: 469-647-4451
EMAIL: [email protected]
You will have to send them a 3rd Party Authorization with the FHA case # number on it. It takes a couple of business days for them to upload the docs. You can fax or email the 3rd Party.
When I called HUD, they asked me to call BOA Loan Mod Escalation Dept. Their number is: 877-447-3991. BOA wanted me to start the process again. I just call back to HUD and told them BOA wants to start over and at that point, HUD issued an escalation ticket. Within one day, HUD followed up with a call to me stating they would be working with me on getting the file initiated.
I will keep you posted on how it works out. Please make sure your homeowner did indeed go through the Loan Modification process. BOA must have documentation showing it was opened. The homeowners can simply decline the Loan Mod. BOA will document all of their financial and hardship info. Chad.
