Anna B... did your counter expire on 4/2 if so they are very literal with those dates and are trying to reduce the amount of counters right now. I went to the short sale seminar and they pretty much said if the counters expire your file is closed period. Frusterating for sure.

ALSO EVERYONE REMEMBER THAT EQUATOR IS ROLLING OVER TO THE NEW SYSTEM AND ALL TASKS NEED TO BE COMPLETE BY 4/13 OR YOUR FILE MAY BE DECLINED FOR NO REASON!

Anna -- DEFINITELY send a Tweet to @BofA_Help!  We're having a heck of a time with our negotiator (also a FNMA backed file) & I got a response back from the twitter team FAST & spoke with an agent on that team same day.

She submitted a request to the upper mgmt beyond our negotiators manager (we also included almost everyone on our messages) & sent a request to their foreclosure dept to see about helping postpone our sale date.

At this point -- they'd be the best resource to try & make connection with supervisors who don't respond & address lapses in the process!

I have seller.  Had offer.  B of A countered.  We had until 4/2 to respond to their counter.  The buyer would not up their offer. I emailed my negotiator on 4/2 at 10am to tell her buyer walked and we had replacement buyer at price B of A wanted (it's FNMA).  She emails me the following day and says sorry I'm too late and she closed the file and I need to start all over.
She is supposed to allow me 7 days to find replacement buyer and I already had one!  She is supposed to email me within 48 hours of me telling her I had replacement buyer so I could upload new offer and new HUD.  It's cash buyer, 14 days close.
 
Any suggestions.  I'm happy to tweet, but there are guidelines and she's not following them.  When I responded I picked "almost" everyone on the list. Team Lead, Manager, etc.

Need HELP! Have negotiator who indicated we had approval on our value dispute, but sends us a counter at $98K on an offer of $89K! Had to battle against a terrible BPO, a negotiator covering for ours last week said to send in a HUD w/ a specified payoff amount for final review/approval & assigned negotiator is saying if we don't accept the $98K price offer is insufficient.

All attempts to reach out to supervisor & escalate have been ignored.

I need a number for a higher up at BofA ASAP -- this negotiator is ALSO stating they won't postpone our FCL date (4/10)...What is the deal at BofA right now?! Please HELP!

I also had that happen. I could see the files in the library but could not see how to more them to the new offer. I had to go back to the sellers and get the files again. I do not like to hold onto there tax information. I was able to get this one closed fast when everything was in. They were getting more money with the second offer.

Hi Deidre - they did a soft decline after my request to begin with and I uploaded the new contract & HUD immediately once they did a soft decline.  Not sure though why BoA wants me to resubmit all the others again.

I think it is the way that they decline it in Equator.  I had this same thing happen to me on a Wells Fargo file.  If the negotiator (or whoever does this) does a "hard" decline" then you start all over.  If it is a "soft decline" then you can resubmit another buyer contract w/HUD only.  I think it would be prudent to actually place a call and get the negotiator (if possible) on the phone and ask them to decline it in this fashion instead of just notifying them in Equator that the buyer has walked.  Worth a shot!!  That is the way I am going to handle it using that terminology when this happens to me next (and you know it will).  Hope this helps!
