I've had to provide those.  We just had our attorney's office prepare it.

Attached is the text we used for one of my buyer clients when Wells requested this 'form' - these names are examples, of course :)  We got it notarized and that seemed to be what they were looking for.

In my experience, any reasonable statement works, whether in formal legal language or informal. Just a clear statement that Deidre St. Romain and Deidre St. Jerome-Romain are the same person.

Does anyone have any knowledge of a "Notarized Name Affidavit" that Wells is now requiring from my seller?  If anyone has that form I'd appreciate you sending it to me.  Negotiator has asked for this form and has not provided it.  I'm about to open a complaint file with the Fannie Mae SS Assistance Desk because of continued requests for information already provided and things that they just pull out of the air every other week just delaying the file progress.  ARGH.

Anyone experience this?  Just found out Wells closed the ss file on Feb 10th because they wanted a months worth of paystubs.  Which seller sent twice (Nov/Jan). But funny thing is Home Preservation was asking for them although they sent a letter to seller on January 11th stating they were not able to help (nor did the seller want it) we just wanted the ss.  The Appraisal was done Feb 8th and we were waiting for that to come in but Wells doesn't show it. No one was notified of the closed file.

If they were to dig and dig and dig, possibly. But I have not heard of an income deficit in a one month period as the only way to be approved for a short sale. Never have I been rejected because of an income surplus in one month. The hardship is a valid one, and one month of not being in the hole should not overcome 3 years of barely making ends meet. They already kicked the financials back at us, which we clarified some things (annualized rental income as SWFL is very season, for instance). But we should not need to inflate numbers to be approved for a short sale, when the hardship is valid.

Gordon, does your seller have any additional expenses that they might be overlooking?
