Chase negotiator asked for contractor estimates from before accepting a counter offer - then the next day, before receiving estimates, Chase approves the sale.

It's a week before the Christmas holiday, and they say that they are being generous giving everyone until Dec. 30 to close.

Title isn't in, seller has to move and clean out the house. The buyer's offer says he will close within 30 days of short sale approval. He has other plans for the New Year's weekend, and won't settle unless the title is clear and the property is vacant.

Never mind any of that says the closer, all excuses, we expect cash offers to close in 2 days, 30 days if there is a mortgage. Closer says, "those are the rules." 

Does anyone know a way around this? We are only looking for another week to be sure that every thing that needs to be done is done.

Because I am California it may be a little different. But what I would do is contact title immediately..here I can get a title report withing 24 hours. Then I would instruct escrow/title/closing to proceed to close but hold my commission (all or part) and let the buyer know that you will make sure it is vacant and cleaned accordingly. Hopefully this gives him a sense of security to be able to proceed to close.

Thanks for the information, Tammy. California may be my problem. Closer is telling me the title company should be able to get the title report in 24 hours. That is not possible in Philadelphia.

My experience is that Chase always extend the closing date as long as you keep the negotiator knows that

you are trying your best to close the transaction. I heard that negotiators are also paid by commission so they want to

push you to close sooner.
