Seller applied for loan mod, didn't work out, now we have a cash offer on a shortsale for 4 weeks but the auction date is 3/11, tomorrow. FREDDIE MAC said that there were 6 extensions and they refused to extend it again. I was told these extensions were inititated by the bank because they could not get it done in time and no other reason so my client is going to foreclose. Any suggestions? HELP!

I just lost a Fannie Mae short sale to auction. It wasn't Wells Fargo, but the person stated that there are different "guidelines" now and they "couldn't" not wouldn't stop the auction. I will read up on the new guidelines just so this doesn't happen again if I can prevent it. Like you, had a perfectly good cash offer. Have you tried speaking with the attorney handling the file? Also, keep calling Wells Fargo and you might get someone on the phone with a more sympathetic ear.
Hi, your not going to believe this . . . a few moments ago the negotiator emailed to to update documents so they can postpone it . . . unreal. I did speak to the attorney and liquidation and they said too late sorry.

I will let you know what happens. . . . I appreciate your input

Also, in the future, it is a GREAT idea to file complaints against tehse guys, or any other banks, with the Office Of The Comptroller Of The CUrrency (OCC). THey are actually HIGHER than the FTC and oversee banking issues (they LOVE when you call them about short sale non-sense).

What state is the property located?

NOTE: This is basic information all of us should be giving with our questions and comments. States do vary on foreclosure statutes.
I am in Phoenix, Az. I received an email from the negotiator asking for documents, then I looked up the property in the assessors and it shows that the foreclosure date has been changed to 4/12 from 3/11 but the short sale dept says its foreclosing tomorrow???

wow...there's a surprise.....loss mit.a nd the foreclsoure department had NO CLUE what the other was doing!!!! Glad the auction got moved for you and hope you are able to get to closing.....as per Steele, I am located in Virginia, about 30 minutes from Washington DC. My negotiations company has worked in 17 states to date and counting.....good stuff.
Awesome. sounds as if you are very busy. How do you do it in other states? are you a Realtor or just do short sales?
We have online tracking on www.United-IG.com. Sellers and agents are given access with a Username (property street number) and Password (Property zip code) where they can login 24/7 to see what is going on with their short sale. Also, ANY time we call the bank, the listing agent and Seller are sent an e-mail noting who we called and what was discussed (keeps everyone in the loop). All of our forms are downloadable and for short sales you really only need a phone, fax, and internet. I am not a real estate agent in any state, just VERY interested in helping homeowners. My wife and I went through bankruptcy about 4 years ago when the market turned (we lost 9 properties ourselves) and had NO ONE to talk to. Now, we help those going through the same thing, and, though I am admittedly biased, have gotten VERY proficient at short sales. I have been included on several short sale courses and through that distribution, have been able to help Sellers and agents all over the country....sorry this is so long, did not mean to send out my bio!!!!
