buyer #1-BOA give short sale approved for 185K with financing

buyer #1-walks from deal 2 days after approval

buyer #2-offer received 2 days after buyer #1 walks, for 190K cash (5k more!)

Negotiator has not responsed in 2 months....

 

Any suggestions?

Gail....oh trust me I've been calling every other day....no one seems to have answers....
was your short sale always in equator or did it start out in BOA? The reason why I ask I was told on Friday that if it is an FHA OR VA Loan it cannot go into equator and Realtors have been complaining that their transaction has been sitting there for months and no one is answering. What are they telling you?
Did you escalate it?
Did you speak with a supervisor?
what # are you calling?
not on equator--started with BOA
I just keep getting told that Neg has it and has not done anything with it.
yes I just escalated it twice (I was told that the first time the order got lost)
s/w a supervisor who told me that now I have to wait 7-10 business days for escalation

ok. tomorrow call back and ask if there is an escalation in your file. If they say no, ask them to do it again and document it. I have had that happen alot where they say they did it but they didn't. Perhaps thats whats taking so long. when you hang up, call back again and ask them if its in the file that you escalated it. If not, do it again immediately. Its a pain but, unless its in the file it hasnt been done. Also, they need to tell the negotiator what needs to be done not just escalate it. So, have them read back what they told the negotiator. If its not clear, tell them what to write.. They always tell u 7-10 days but that means nothing. it could be longer or shorter. Also, ask for your negotiators phone # and email and send him/her nice emails requesting their help. I was told on Friday that each negotiator has over 500 files. Thats insane. so be a little patient. As long as you keep your buyer informed and they are ok, you need lots of patience.

I got a counter offer and responded 2 weeks ago and still have not got a response. FYI I am sure that when you sent in the new offer they had to order new values and evaluate them and that takes time.

Ask them when you call what task the negotiator is working on and what his deadline is.

Its a pain but I got my counter offer in 33 days doing this. . . . hope this helps!

I did call back and did verify that the last escalation was received. But I didn't ask them to read it back to me...I will do that tomorrow.
I do have the Neg ph# and email but my voicemail msg and emails have gone unanswered.
When i ask what task the Neg is working on the rep tells me that it shows approved (WHAT?)
In one of my emails to the Neg I stated that the rep said it was approved and all I needed was an updated approval (demand letter)...no response
It's been 60 days now....

I call a number for equator short sales which is the second #. Try the 1st one. When I am not getting my answers I call them and they have easier access to a supervisor, I dont know why. Tell them whats going on and ask them to get a supervisor involved you may have better luck. If you get someone by the name David, he is awesome and has always somehow got me my answers fast. Keep me posted, I would like to know if any of my suggestions worked!

what is a SVP? not sure who that is, he is a call center rep at that first number with experience and is awesome. Not sure if you will get him, but anyone there can help you.

Can't promise but I am in a short sale now and this is what I have been doing and its been working. Just remember, only send nice messages to the negotiator no matter how upset you are, they are in control and I heard they sometimes decline approvals if the Realtor is mean.

Another thing, perhaps your approval was misplaced. If they told you there is one, MAKE THEM find it. Is it in the wrong folder? verify your email is spelled correctly. theres so many ways this can go wrong and get lost . . . .
