@Sara,  What does the Seller / Client want?

Comment by Sara Mehrpouyan Los Angeles CDPE on December 8, 2011 at 12:50pm

I finally got a response on my seller's hafa from aurora but the value is very high. I do not know how the appraiser came up with such a value. The underwriter says that we can try with that value for 120 days under hafa or go with the traditional short sale (without $3k relocation fee). I don't want to get stuck with Hafa and the high value. I would like to dispute the value. Anyone have any pointers that they'd like to share or has anyone dealt with a value dispute with Aurora?? My email is [email protected]. Thanks so much.

@ Stingley - That has happened to me twice with Aurora.  Aurora and Ocwen are my least favorite lenders.  They make you jump thru hoops just for amusement and then they foreclose.  On one of mine, they kept asking for initials - like "E" Main St or John "J." Smith.  Of, course, they only asked for one thing at a time.  Started 3 days before the foreclosure and then foreclosed after asking for all those stupid little things.

Hi there,

I just hung up with aurora whom I have been dealing with since September. I had a negotiator call my client and ask for a boatload of paperwork.. Most of which they already had in September. He told my client that if it wasn't time stamped by last fridays date... the property would go to sale on the scheduled sale date of 12/12/2010.  The items were faxed by me personally along with a letter and my communication log with them and today I was told by them that the short sale was denied because of too short of time to process and the foreclosure sale was going to happen... Has anyone had this happen? When I asked the gentleman why did he make us go thru this hoop jumping process just to decline us and hiow come he can't postpone the sale.. his wimpy reply was that it is Aurora's company policy in certain states..UGH... Help?????

Carrie -- My husband and I put an offer in on an Aurora short sale on June 8.  An appraisal was done on September 18 or 25 (been so long I can't remember).  Aurora was OK with our offer based on appraisal, but we got a counteroffer this Wednesday October 19 from the mortgage insurer.  Hope you hear something soon.  Thanks.

I am a buyer of a short sale through Aurora.  I am attempting to purchase a short sale, and have been waiting 4 1/2 months.  The problem is, I am currently renting the house and making my rent payments and she is still making her house payments.  The agents keep telling me that since her husband died, she will definitely be given a short sale with no problem even though she is current in payments.  Any ideas? I'm about to walk.  My agent works in the same office as her agent (stupid me for doing that!) and won't tell me how to go about getting my earnest money back if we pull out.  My short sale addendum states we can walk at any time prior to the bank approval letter.  Thanks for any input anybody has.  I need help!

Also- we were just e mailed that the file has gone to an underwriter at Aurora, and they only need 2 broker price opinions and appraisal.  Any ideas what this means, and about how far away from being done we are?

Thanks again.

Same trouble with the 4506T for almost a month....for different issues.  Today I finally got the processor in person to call me back and he explained that the IRS is very particular and it must be 100% accurate.  Mine, as I was finally explained, was rejected repeatedly because the seller's date, starting with a seven, looked like a two and the form is outdated over 120 days, even tho the wife's date just under his was the exact same date, but the seven was clearly a seven.  OK. I understand now, but each time I spoke to another rep, it was just still needed and I kept sending it!  Just a little communication would have been very helpful.

Does anyone know the email format for Aurora.  I've had the short sale from hell, and they are beyond awful.  They keep promising it will be assigned to their SPOT.  Nope.  They keep saying it will be escalated. Nope.  They keep saying a manager will call in 72 hours.  Nope.  They've told us the name of a manager, and I'd like to try to email.

Thanks for the executive office number. We'll try that too!

This has been going on since April.  They are the most inept bunch of reps I've ever encountered.  They can't read their own notes, and put an entire file on hold and closed it because the 4506 had the year 2010 instead of 12/31/2010.  Come on!  And no one could call us to tell us that, and for the 10 times we called, no one else saw that in the notes.

They're awful and I will never take another short sale with them again, but for now, I have sellers desperate to sell, and a buyer who still wants the house after all of this!
