I love this new Equator system with Bank of America.  It's quick, smooth and above all very organized. I love it!!  But I still get buyers that walk so how do I switch offers without restarting the entire process over again?  Does anyone know a quick way or a way to keep the same negotiator that had been assigned?

You just upload the new offer as offer #2 in the system.

Claudia - That's a difficult question. You have to work with your agent. The seller may be contractually bound with the buyer in first position. You may have to go into a back up position. - Good luck!

I was in back-up, but the first offer has already been rejected, and the seller's agent seems to be refusing to submit our offer to the negotiator/BoA. Not only that, but BoA made a counter offer which the first buyer has also rejected, but which might be less than the offer I made on the property. I know of no reason the initial buyer's counter-counter offer should take precedence over our existing signed "back-up" contract now that the original contract has been rejected. Once the first contract is rejected, doesn't that obligate the seller to the back-up contract until it too is rejected?
She has no reason not to submit your offer. That doesn't make sense. Have your agent be persistent.

my portal does not open back up to recieve another offer...how is this done, every time I click on it it says, task completed
If you have a negotiator e-mail them and let them know you received another offer and ask them to open the task. If you don't have a negotiator you will probably have to call in.
