In REOs most lenders have a base flat fee for low priced properties. Usually it is $2,500. So you are right on track :>)

BOFA agrees to 10% commission on a short sale of $25,000. Keep that in mind for your next low priced BOFA short sale!

They will continue to postpone your foreclosure auction as long as you have a contract in on the property. You just have to request that they do so 2 days before the auction. Any further out than that, they will most likely tell you to call back later or call back on a certain date. My seller's auction was postponed 3 times and each time it was the same thing, "call back 2 days before the auction date" Then, you have to call back on the day before the auction or even the day of the auction to make sure that it was in fact postponed. More than a little stressful for me and even more so for the seller. Each time they postponed the auction, they rescheduled it to take place in one month. This will continue until you close on the Short Sale.

Nancy who did you call at FNMA to find out the BofA never submitted the package. I'm working a short with OWB/IMB where FNMA is the investor and need a good contact to discuss "issues". Thanks in advance.

Must be in the Stars! 2 big 9 month old B of A to Equator Short Sales with approval this week. One just one week from the auction block. (I had asked for a postponement and was refused then I escalated it 1 week ago and was told to ask for a postponement of the foreclosure sale). Hopefully B of A does not do another 180 this year! Hang in there. Follow up! Crazy!

I have a short sale submitted at BofA (since August). In nov09 I was informed that it was being "streamlined" to FNMA; skipping phase 2, and that the next person I spoke to would be a FNMA closing negotiator. Constant cotact was made (Me calling them) and never a negotiator was named...... I called FNMA the other day and found out that BofA never submitted the package. Now BofA claims that the deal was cancelled feb4 for an insufficient offer, but that they'll escalate it for an appraisal to try to revive it. I'm not a quitter, but I feel totally powerless. Any suggestions???

What Vincent said is correct. You should only use the CEO for extreme emergencies, like your client is going to be homeless or the seller is in the hospital or has cancer, etc. This is not for normal issues because if we all do this all the time, and everyone thinks theirs is an emergency- they will stop helping us. IT is like the boy cried wolf. I would rather in your situation Ginny, to keep calling to get the supervisor.

Anna, we get the supervisor's names all the time from just calling the general number. They don't tell us, we can't give you that information. Both Nestor and Milet know how to extract the info we need right at the front lines. They would make great interrogators for the secret service, LOL!

If you have an extreme situation you can send an e-mail to the CEO '[email protected]' you can explain the situation and this will result in a phone call from the offices of the chairmen and they will assign a senior negotiator to handle the file without further delaying anything. I would only suggest people do this when they are really up against a wall or simply do not get responses. Obviously the more people that do this the less helpful it will be!
