I have two short sale sellers who are not responding.  I presented one with a great offer on his property-- and after an initial hello, he has not responded to my emails for over three weeks.  The other seller has a short sale under contract and in process, and has not responded to my emails and a buyer request for an extension in over two weeks.  I tried calling and his phone numbers have been disconnected.  I am considering terminating the listing for seller #1, and since seller #2 (was under contract, but now outside of contract approval and closing dates) has not responded, I have to cease all efforts on his account.  What say you?

Wendy, oh I feel for you. It just amazes me when some of these Sellers who need help are sooo slow to respond or have a million excuses for not responding. I guess this might be an indication of why they got in trouble to begin with. I say fire 'em too! I've had to do it. Good luck!

Wendy, I agree. I would send them email or message stating, "if you do not hear from you within 48 hours I will have to cancel the listing". Of course, special situations may arise like travel and military.. As a buyers agent, I hate bogus short sales. It creates a bad perception of all agents involved and can have a negative effect on our success.

Clayton - One is getting the plug pulled tomorrow. On the one that is under contract (well out of dates now), the buyers agent knows what is up, they are just hanging there casually. But I won't lift another finger on it until he responds... We cannot do it all for them, can we!??

#1 is a no brainer - three weeks is a bit too long for not responding.#2 would be a case where I would ride it out.
CANCELLED THREE SELLERS TODAY!!!
Probably one of the biggest frustrations we face is those sellers who come across completely helpless and whom think they have been taken advantage of by the banks and even their realtors.
When they stop responding you let them go and allow the Universe to bring forth those who really do need your help and expertise.
A short sale is not easy when the seller is cooperative, imagine if they dont... I know what you mean but it is better not to have a deal than to have a nightmare... Those sellers are not worth our energy. BYE BYE NOW to those sellers! You will feel good you did!
