Question about CA Hazard Disclosure Reports.... 

Does anyone know about Chase limiting the amount they will pay for NHD / TAX & EHD reports to $79.95 total ?  Are they also forcing the agent to absorb the difference??

 

The question is regarding both REO and Short Sale transactions.

Chase has been very inconsistent for me. My current chase deal is 10 months old, on the second buyer, and I'm getting very little help from the negotiator, who failed to return voice messages for 6 weeks (26 messages). The executive resolution group is involved, but what they can actually do is limited. The investor (Fannie) is also involved, as we had to appeal value by having an appraisal done. All told, depending on the negotiator who is assigned, our experience has ranged from the low end of mediocre to absolutely horrendous

Hi, Walt,

    Your mother needs to contact Chase and tell them that your mother-in-law would like to sign a deed-in-lieu of foreclosure and that should end it without waiting any longer.

I'm not a pro like you guys, just trying to help my mother-in-law deal with her Chase mortgage.

 

Our friendly Realtor guessed that she might list the property for around what is owed on it - $40K - but it's in such bad condition that nobody could get a loan on it. My mother-in-law just wants to be rid of it. She's living elsewhere, and the place is sitting vacant. Chase initiated foreclosure, but nothing much has happened. 

 

I know this isn't the normal goal, but is there a way to get Chase to get the foreclosure done already? It's been 6+ months since stuff started showing up from the courts.

Waiting for 60 days to get Chase approval. First BPO done by someone who wasn't familiar with the local market and gave BPO price at OVER what the buyer owes.

If the buyer could sell at that price, he wouldn't have to do a short sale. But market has slowed. Even his neighbors who listed as regular sales have had to reduce their price.

 

Who are the people sellers should contact to escalate, or are these the only folks you recommend?

@nicole wow- i had to read that twice. I just got my chase approval after 4 months. It was a normal short sale.

Just got a short sale approved with Chase. Seller never went late, got HAFA approved and closed within 60 days.
