Hello. I am working a short sale right now, with no offer. The lender in 2nd position is "spring leaf financial" I have called them to send my 3rd party authorization. I have asked them for a list of documents i will need to submit and was told, "oh we have never done a short sale here at this office. Once you get an offer call us back and we will figure it out then"

As you can imagine not comforting. I have tried to get more information in other areas and have had no success. Any help would be greatly appreciated.

I have been dealing with them on a short sale since they were actually American General so I do not understand why they are telling you such lies about never having done a short sale. Just tell them you need a settlement letter. Who is the first mortgage with? This is the phone # that I have been dealing with at Springleaf for my short sale, 800 599 2335. It sounds like you may be dealing with a local branch office instead. I can tell you that if you do not have an offer on the first then I would tell them that you are just informing them of the short sale and that you do not have approval yet since you do not have an offer but want to just get it started with them. Is your client applying for the HAFA on the first? Just a note of caution, the last two people that I have dealt with have been complete jerks! That is putting it nicely. I have been doing short sales for 9 years and have not ever had dealings with such unprofessional jerks as the ones at Springleaf. Hope you have much better luck! By the way, if you are dealing with BOA on teh first they just change the rules to mimick the HAFA it sounds like. They will only give 6% of ONLY the principle balance not to exceed $6000 to the second. Good luck!!! I will let you know how mine turns out since I have an actual full approval through BOA on the first and now Springleaf will not allow the short after they did want to settle before but demanded we close on the date they set when I did not have approval on the first yet which was utterly stupid!!! Have an attorney involved now so I hope they get it in gear.

WOW. Tracy that is some good information. You are correct i did have a local branch number, i will try yours from now on. The lender in 1st position just happens to be BOA, and they are going thru HAFA evaluation now. They do not yet have an offer on the property. They owe less than 20k on the 2nd so i do not know if that will make it easier or harder. How long did it take to get an approval from them? I only ask because i am wondering if i am better off waiting to initiate with them until i have an offer to avoid an approval to soon that will expire before i receive one from BOA. Oh what fun jobs we have. LOL

Hi Casey, I have full short sale approval on both BOA and Springleaf as of 20 minutes ago. Got the contract in April and will be closing by July 29!!!!!! Third short sale approval today!!!!! Good luck with yours!!!

How do you get the loan moved from the local branch to someone who knows what they are doing? We have been trying to do a short sale thru the branch and they don't know what they are doing. Even talked to district manager and he is unwilling to do anything. BOA is the first but the offer will pay them off. We are asking Spring Leaf to release the lien at least. The didn't really know what the BPO was, so they ordered an appraisal. Our offer is right on the appraisal and they still refuse to do it. HELP!  Nancy

Well i guess it depends where the district branch is for your area. I am in VA so my district branch number is  540-667-2341. No matter where you are call them and tell them you are working a short sale in whatever state and have been unable to locate a number for the local district. Perhaps they can give you the correct number. Let them know that they will be paid in full you just need to get to the right person to give this information to. I found the smaller branch easier to work with as long as you are super nice to them. In this business sometimes kill them with kindness really gets you places.
