Have one with 1st with PNC mortgage and 2nd with PNC Bank, Foreclosure Sale Date of 9/12....finally got 2nd to send for approval Friday but haven't heard back yet, 1st will not postpone sale date without approval on 2nd AND if they think we will be approved on the 1st....yikes one of those down to the wire deals:(

I am just starting a short sale with PNC.  There is no second and this is not a  Fannie/Freddie loan.  Does anyone have any advice?

It's been 5 weeks now i submitted the SS package, and every time i call they say can take up to 12 weeks to get an approval, any suggestion how to escalate the file?

PNC wants $27650 to release 2nd that has already been charged off. BOA will pay $3000 but that's "not acceptable." Any suggestions? Borrower will not exceed a $5000 note. What about the charge off?

An affidavit from seller and buyer, separately, stating no prior relationship and/or no relationship through family should be enough. Settlement agent will base his letter on the affidavits only. If agent still won't sign get another settlement agent, preferably an attorney with experience in the area.

I am representing a buyer in a PNC SS transaction.  Their approval letter requires the settlement agent to certify an Arm's Length transaction.  Escrow won't sign the letter and PNC's negotiator is stating it is required and won't budge.  Anyone have any luck in getting that document waived with PNC?

I have read the bulk of posts, and do not see any success stories with PNC Bank.  Are there any out there?

When did you write the letter?

Was was the amoun tof the PNC second?

Was it a Line of Credit?

When this stand off happens what do you do?

I had the same thing happen to my client.  They filed BK and then did the short sale.....the second loan (PNC) had been wiped out in the BK and they didn't want to release the lien less they got 12 or 15k.  The negotiator told that $3k was equivalent to nothing for PNC bank.  One of the their VP told me directly they rather take NOTHING then the $3k.  I couldn't even finish offering him a promissory note and he had already told me NO.  I wrote an email to the President of the Bank which he never responded to.  This is the absolute WORST bank I have ever dealt with.    I wish you all the best.
