It was purchased in 2007 for $253,000. It Sold 05/6/2014 for $127,500!!! That’s a decline in value of 50% in 7 years.  It sold for $147,000 when new in 2004.

Summary:

The property was placed on the market October 7th 2013 for $125,000. It went under contract on October 25th at $120,000. The short sale was rejected by the lender over price. 

We placed the property back on the market at the lender price on $130,000.

It went under contract again at $127,500 and the lender apporved the short sale.

The transaction closed on 6 May 2014.  Only 211 days from listing to closing!!

Ocwen accepted $117,200 or roughly .48 cents on the dollar for the 1st mortgage.
