How would you market your home?

If you have been thinking of selling your home, then one of the aspects of selling a home is marketing.  You obviously cannot expect to simply throw a For Sale sign in the yard and expect results.  I doesn’t work that way.  Gone are the days of drive arounds.  Sure back in the day a for sale sign in the yard and perhaps a printed flier that you would…

iProperty – Apple to build custom homes! – JUST KIDDING

Wouldn’t that be interesting if they were to do just that?  The fact that Apple is one of the biggest companies in the world today with market dominance in almost everything they do and everything they put out.  They have single handedly dominated the digital music industry, smart phone industry and tablet industry.  With that kind of success rate and…

Is Foreclosure Still a Dirty Word?

If you or someone you know is facing foreclosure there are some things that you should be aware of.  Firstly foreclosure should not be considered an easy way out because by no means it is not.  These days a lot of people honestly cannot afford the homes they are in for one reason or another.  What strikes me as odd is that years ago the word Foreclosure was…

Flashing the Leather

We all live in the same world and we all pretty much see the same news, usually depending on who is delivering that news helps shape our opinions.  There is only so many ways to say we are in a recession or arguably just coming out of one.  Regardless of that news along with our country’s debt and budgetry issues, real estate continues to get a lot…

Who is this Riparian and why does he have rights?

For those real estate agents and professionals that work in areas where there are bodies of water the term Riparian comes up quite a bit.  No, it is not a person but rather a set of rules, regulations and rights that owners have when owning a home or property that is located on the water’s edge.

There are several categories of Riparian Rights…

There are many obvious reasons as to why an agent or broker would be necessary when you are selling your property.  From market knowledge to pricing to marketing, an agent is a good friend to have when selling your home.

But what about the buyers side?

Does a buyer really need an agent to represent them?  Well, being a broker I would have to say yes. But I will…

I Like to Move It Move It

Every so often a question arises on whether or not you as a seller should let a buyer that is under contract move in to your vacant home prior to the closing and settlement date. This is something that needs to be thought out extensively for many reasons.

You, as the seller need to understand that though you are under contract and everything is looking to be going…

The Journey Through Short Sales - A New Compass

In my ten years in general residential brokerage in the Lake Norman area of North Carolina I've seen a major change in the way I need to plan my business. In our region, which includes the Charlotte area, we did not experience the "bubble" to the extent that of other areas of the country did except for the Lake Norman waaterfront community which had a 29% price increase in 2007.  Generating business in multi million production numbers was accomplished if one stayed focused & directed…

Present ALL Offers or ONE Contract to the Lender for a Short Sale?

I originally wrote this post on Active Rain, "Presenting Multiple Offers to the Lender for Short Sale Approval" and was reminded today that there are still MANY out there who don't understand the difference between a short sale and a foreclosure! I actually heard on a local radio show, the commentor, who is a real estate agent, proclaim something like this, "And, YES, we present ALL offers to the bank and let them decide which one you (the seller) will work with!" Unfortunately, I could not… Continue
