Short Sale with ING Direct

Who has experience asking and getting ING DIRECT in DE to increase the agent commission to 6%?  What needs to be done in order to get them off their stated $35,000 max. commission payment?  Please help.

Also, can a non-CA Lender ask that the Buyer use an out of state (in PA) escrow agent?  What are the Seller's rights if any here?

Hello ,

What I have found on all banks if you don't get your questions resolved as quickley as you need, you need to twitter that Bank.. You then will recieve a call right away.  Facebook or other social media just not respond like twittering the bank.. It Doesn't hurt to try.  Find their twitter account and go for it.. It's work for me on BofA and Ocwen.. Let me know how it went.. Good Luck

I just opened a short sale with ING Direct this week...we requested our own local escrow officer that has 27 years in the business, and has closed about 65 of my own short sales.  They said 'no' and required us to use ULS. 

I am still waiting to hear back about the request to approve the commission at 6% instead of 5%, but even at 6% the gross commission is only $15,600, which is nowhere near the maximum you mentioned.  If $35,000 was all they would pay us on this transaction, I would be a happy camper, lol.
