Webster Bank 2nd

Honestly, I haven't had very many issues with 2nd lienholders in quite some time.  Until now.  1st is Freddie Mac ($6K to 2nd) and approved.  2nd is Webster Bank - they want the Seller to either pay them a settlement fee or sign a promissory note prior to and outside of closing and not reflected on the HUD.  In return, Webster Bank claims that they will then release the lien and we can then move forward with the short sale without a 2nd lien. Seller has a health hardship, but owns another…See More

Is anyone else experiencing problems with property preservation companies?  Five Brothers is the name that keeps popping up with us. The latest is the tarp on the roof of the short sale approved property with cash Buyer.  Five Brothers placed a tarp on the roof by screwing down planks of wood over the tarp to secure to the roof and placed blue tape of previous water stain on ceiling.  Homeowner removed tarp for insurance company to perform full inspection.  Absolutely NO water or roof damage…See More

We are dealing with a "closing supervisor" at GreenTree, Gerod Smith.  We have short sale approval which was approved 8/5/14 with a closing deadline of 8/19/14.  Mr. Smith would not issue an extension past 8/28/14 without "valid reasoning."  The Buyer is obtaining an FHA loan.  Result at this point?  His response:  "This is denied!  Please cease with e-mls . . . "We were instructed to add the agents' names after the brokerage names, last week.  We added the names, which is easy enough to do, and then the HUD was cleared to close.  Wasn't a big deal.  Best of luck!"
