BofA FNMA COOP

Here's one: BofA/REDC FNMA coop short sale with original price set by REDC with instruction to reduce the price after 21 days, which I did. I emailed the negotiator on day of price reduction with no response. I then emailed team lead who replied within 1 day: "FNMA COOP program does not allow for price reductions and the current BPO does not expire until 6/28." Anyone else run across this and if so, how to work around it? Any/all suggestions are appreciated.See More

"Persistence is the key.  This ALWAYS happens to me with BoA and REDC/AMC.  You just have to keep poking away and escalating.  I too heard that REDC and AMC were 'fired', but they keep taking files and screwing them up."

"This happened to me 3 weeks ago and I had to get a Supervisor on the phone from REDC and they had to re-assign the file back to me with my correct email on Equator.  Took them 24 hours to get it done but I was persistent."

"Lord I ran into this last year.  It was a nightmare.  I was told by a BofA rep earlier this week that they weren't using REDC anymore because they'd received so many complaints.  Maybe check back with BofA."

Bogus BPO broker?

I just found out the broker that did the BPO on one of my short sale listings (bank is Chase/Wachovia) is not a member of the MLS where the property is located. In fact I've never known him to do business in my area (he's about 45 miles away) and isn't even a full-time or part-time agent in his own area. The 3d party company that hired him to do the BPO states specifically "Do not accept this BPO if you are not a member of the MLS." But the broker did. What would you do: wait and see what…
