BOA wants 2 week closing

I cannot awake from the nightmare! Submitted an offer Sept 1st...BOA countered and we countered back...BOA approved our counter on November 2 with a closing date of November 25th.  The second drug their feet and approved on Monday (14th).  We had been in contract with this home before and TFT no fault of property.  Our bank would fund only after the approval extension expired (just how the cards fell).  BOA said no extension.  We were told by the negotiator to submitted another contract and…See More

"Darlene, Yes, HOA delinquent could be negotiated. Ask the listing agent or the seller. I prefer the listing agent to negotiate because they have the HOA information and  he should know how to handle this transaction. Sometimes, Seller…"

Wendy Rulnick replied to Darlene Pieracci's discussion Can HOA delinquent dues be negotiated down?
"Darlene - HOAs will often accept reduced payoffs to get a new "paying" owner into the association.  Who negotiates it? It depends. You can call your association yourself and explain your situation. Sometimes that is best, since the…"

"That's terrible...we were in the same situation 2 weeks ago with BOA.  Waiting on the approval from the counter offer but the selling agent had to email and call into the negotiator several times.  If you look at my posts in the…"

Michael Ackerman, CRS, SFR, replied to Darlene Pieracci's discussion BOA Known for letting houses go to auction without reply about counter offer?
"Darlene, First off, short sales are an art form, the art of communication, cogitation and cooperation. If the listing agent has never done one, or they are simply handing them over to a licensed or in some cases unlicensed negotiator (seen it),…"

"I hate to hear these stories, I always tend to look back at the listing agent.  If it were me I would have escalated the file as far as the CEO of Bank of America until I got someone who can make a wise decision."

"Darlene, the listing agent MUST be very proactive;however, when you run into one that is not, it is extremely important for the buyers agent to be proactive.  Sending an email and saying "can't force him to call" is not…"

"I agree with Cody, if the listing agent is just sitting back  and not actively communicating with the lender/negotiator then yes it is pretty common for BofA to foreclose.  It takes a willing effort on the listing agents part to get it…"
