Just had one problem they held the line on how much to give the second lien holder on the last deal. We had to get creative to get it done.

Just got an approval on a Wells Short Sale.....23 days including weekends. 6% commission as well. WOW they have their sh*t together. Maybe BofA could learn from them sometime this decade.

Good News! I was able to get Foreclsosure Postponed for 25 days! Bad news... I have never had a response. 22-days and no response. The only reason I even know they received my package (1-week prior to foreclosure date) and are working on it... I did some on-line research (1-day before foreclosure date) and found where they postponed the Foreclosure for 25 days. Then, last week, I received a call from an agent wanting to do a BPO. Wouldn't you think they would at least let me know? My Seller could have gone ahead and filed Bankruptcy, the Buyer could have walked, and all their work would have been wasted....

Bud, Other than a time delay you should be OK. Fannie wants to approve short sales. I wonder why they are no longer delegated?

Pam,
You can ask the bank to postpone then the attorney will send a letter to the sheriffs department. You can also have our seller show up and ask the judge for an extension...this usually will at least buy a few weeks. If you have an active offer on the home they almost always will work with you.

Wendy and Lori, Thanks for the suggestions. We are now less 9-business days from the foreclosure date. He's also talking to attorney regarding filing Bankruptcy. Hopefully, that will buy some time.

Pam - The"low" offer may be a problem. With your fax, prominently write "POSTPONE FORECLOSURE". Call WAMU and tell them to postpone the foreclosure after you fax the offer. Keep on them.
