Listed a property with Loan Modification with Bank of America. Sellers had a 1st and 2nd with BofA. When they applied for loan mod, the second was not included since their lawyer included it in their BK believing it will be wiped out. 

Now we got a broker demand from BofA and the 2nd (BofA sold to private). I had to cancel listing since pay off is over present equity including cost to sell. 

Can we negotiate the second to pay off at $5000?

Help, not sure this has happened to any of you before:  I have been in a 9 month long battle with Ocwen on a triplex that is suffering from earthquake damage and many other repairs.  We have offer at 285K, it will only comp for that or below due to condition.  Ocwen had us come up 5K so it met the criteria for the underwriter.  The investor will not accept the 285K even though Ocwen said it was a good offer and in range.  An out of area agent did a BPO way too high.  I just did a BPO for Ocwen and they submitted to investor 8 days ago and have still not heard back. I just found out today Wells Fargo is the investor.  Now that I know who the investor is, do you think I can contact Wells Fargo???  Please advise if any of you have any experience with this situation.

On FHA Borrower Verification it has "Client" with a drop down and a list of three digit numbers. Which one do you select?

Hello Short Sale Superstars,

I have a question regarding a modification. My client received a modification back in November 2014 and she has fallen into another financial hardship; therefore, she is unable to afford the payments.

Will Wells Fargo, approve my seller for a short sale?

I have one with Wells Fargo but the Seller's atty is doing the negotiating and the whole thing is like pulling teeth (molars that is). So, now it's good to know that Wells Fargo is no longer using Equator.com. I will ask for a name and number to find out what is going on with my listing. We have had FOUR contracts on it and they have screwed up three so far. You are right they were never efficient with Equator anyway...but it can only get worse.
