Sorry about posting this question in the Wells Fargo, side of the site, but who knows the best way to get to a rep (fax) in Wacovia (short sale dept) so far customer service is not helpful. Thanks for any help Steve

I submitted the Wells package a few weeks ago and got an answer in under 2 weeks. Awesome!!! Except the SS was denied because the investor requires the borrower to be delinquent at least 30 days. Seller looking to preserve credit. Any thoughts?

Hi Zee, I have had short sale approval with Eglin FCU... Wells with normally pay up to 3000 or 10 % of junior lien balance. EGLIN might want more. What I would do is use the amount above on preliminary HUD. EGLIN will probably want to talk directly with your customer to get an arrangement to release their lien. Believe it or not, I was the first one to get a short sale approved at Eglin. They did not know what a short sale was !!

I am getting a new short sale listing and there is a first with Wells Fargo and the Second with Eglin Federal Credit Union. I have been told that Wells will have me negotiate with the second Lien holder an amount agreeable them for settlement has anyone else done this before?

Does Wells Fargo allow the option contract and simultaneous closing with an option? I am not going to do it but have a friend that thinks she can get rich doing options and I just want to prove her wrong.

So the short sale contract we have for a buyer has gotten a bit more interesting. We were told that the seller already had approval for that price and she was going to get the contract substituted since it was the same terms, price, everything. (Something we've done very successfully, and easily, in the past) So now the agent is saying that it has been reassigned to a new negotiator and has to be approved all over again? I'm going to try to figure out the details to see if some detail did in fact kick this thing back out.
