Why not? The site is private. (Of course, we all need to be careful with disparaging remarks and we don't want our favorite negotiators spammed by less experienced agents :).

I've had both good and bad experiences with Wells. I think it depends on the negotiator. Our first negotiator was a great communicator and we had our approval in 45 days. The second was an FHA and it took us 70+ days just to get an approval to participate, the appraisal came in way too high, and the negotiator refused to let us challenge it. Can we throw out negotiator names on here to help others out too?

Bud, My experiences with Wells Fargo have been very good. They're quick. My last Wells Fargo listing they actually ordered the BPO as soon as I sent over the Letter of Authorization (LOA) and within days of that gave me a price they would accept. Time of listing to closing was just above 60 days!!! Congrats on your 1st Short Sale.

Absolutely. I wouldn't enter it in the mls unless I had the written authority in hand. Thanks for your help and for posting the Wells forms.

Hi Bud - I think it is ok you had the listing date on the form, I do that, too. I just don't enter a price. I do wait until I get the signed listing back to proceed, though. If you get a contract, you might be ahead of the game to include the documents above signed and dated by all required parties.

My concern was that I had the docs with them for a week before they signed them and being inexperienced in these deals, I had a listing date on the form. I did know to make it a year listing, though. I don't want to hold a dated listing more than 24 hours before entering it in the mls.

No, I have all of the listing docs. Just not all of the financial docs. The seller just called me back and will be home tonight. He'll prepare what I need and send them to me. He also saif that he talked to them and they were very nice and were sending him a package for him and one for me. They claimed they could move the package in 30-45 days. I told him to expect long and be happy if they actually made it.

Bud, I would just hurry up and get the docs! If you are saying you don't even have all the listing documents back, I would ask them to fax today or tomorrow...
