HI, Anna, CHASE will approve short sale second even without seller contribution but any unpaid balance will be sent to collection and pursue a defficiency judgement. Seller loan with Chase is a HELOC. thank you for your comments. Lupe

Go back to the seller's hardship and do your best to demonstrate to the bank your seller has no money...

See if you can get Chase to accept a promissory note from seller for the difference at 0% interest for 5 years. Or 1% for 8 years. You get the idea! The promissory note will be unsecured.

Wells Fargo approved short sale with $3,000 non-negotioble amount to second lien holder Chase. does anybody have countered this $3,000 to a higher amount. Seller needs to come up with at least $8,500 cash contribution to avoid deficiency judgement, seller has only $4,000, not sure if buyer can come up with difference, thank you for your comments. PS wells fargo letter reads non-negotiable $3,000 for second lien holder. thank you all. Lupe in Burbank, CA

Mike, hang in there, if it is the home that you want and you are patient, you will most likely get it. Most short sales fail because the buyer loses patience and won't wait around and then the second buyer gets the deal! Be patient!!!

I have one closing Friday that was approved in less than a month. on the other hand I have one that is dragging with Wells also
