Over the past three years I have done numerous WF Short Sale VA transactions and never had a problem with Wells Fargo. I had an average approval on all my Short Sale of 62 days. Wells Fargo had  the best track record for me until we moved over to Equator for VA Short Sales.

I am now entering my 6th month with a VA loan (first no second) and have uploaded a complete financial package 4 times with a constant cycle of expiring documents and uploading them all over again.  Task after task has been completed to no avail. I have gone through several processors and have had a  negotiator assigned who will not respond to any form of communication. None of the processors return emails or phone calls. I have attempted to email the negotiator via Equator and via the CS system to no avail.

CS got very testy with me and argumentative last month when I attempted to escalate and they told me that the negotiator had a heavy case load and I would just have to wait like everyone else and to not worry as we don't have a foreclosure date set yet.

At this point I need some direction and assistance. The buyers are getting nervous and may not wait any longer so this whole transaction may fall apart quickly with the sellers in default and barely hanging on carrying the monthly condo maintenance fees on an empty house.

Copy and paste your summary in a email to Diane Fox. She is in the executive office and makes sure that our problem files are taken care of. We always see incredible results within 24 hrs. She is incredible.

Thank you for the suggestions. I got a quick response on Friday after emailing. I managed to finally get a work center supervisor who quickly assigned the file to a new processor and I was able to talk to a live person who could look in Equator and see what was going on. Apparently Equator logged the file name of the Buyer's Offer, HUD-1 & Listing Agreement but the files disappeared, somewhere in the system. The processor got clearance from the supervisor to work it outside of Equator as the system is stuck in a loop of document collection that will not end without human intervention.

I have a 4 am telephone appointment on Monday to review all the updates and old documents that were missing since I emailed them. I have also been assured the file will be in front of a negotiator this week.

Here we are almost a week later and amazingly enough what took months of frustration resulted in an approval in just a few short days!!  Yeah we got Short Sale Approval today.

It was quite a lesson learned on Equator. Don't trust the system at all! It managed to demand that I upload tasker after tasker only to have every file disappear. My case was practically bare. It was missing the basics; Listing Agreement, Sales Contract? How could it be possible that no one bothered to look and I had to endure this cyclic never ending battle?

I did connect up with part of the VA Short Sales team a wonderful processor far superior to the previous three, managed to never receive an email or return call from the negotiator so don't even know if he signed off on the case but it did not matter we got the Short sale approval anyways! They liked me so much invited me to ask for them next time. That would certainly take the pain out of the Equator system for VA Short Sales.

Thank you Ken & Joe and the support this site provides. It was very helpful I just wished I had done it sooner and not waited 5 long months of frustration!! This short sale certainly broke my stats of 62 days with Well Fargo but I am still a 100% closer. Have not lost a short sale approval yet.

You are welcome Rosa--glad it worked out so quickly for you. I learned of Diane on this site from Kevin Lancaster, so it was only right that I pass along the invaluable contact. Did I mention that she is incredible? LOL

I really enjoy working with the WF VA negotiator team too--made some great contacts and shared some good laughs with them. They are awesome, but you are so right about Equator. It has serious problems sometimes.
