Are you in florida and do you know if it was aan FHA product, Fannie/Freddie or a private mortgage? FHA, Fannie and Freddie all have specific fees they will allow depending on the state such as a settlement fee, doc stamps and title insurance. Which fees did they throw out?

formal approval letter.  He verbally told me of a correction of a line on the HUD but did not point out the title/closing fees as being unallowable.  However, on the formal approval letter it does not have the title/closing fees included.

I'm currently in a approved short sale transaction with USBank.  They are wanting to exclude fees to the closing/title company on the HUD.  This is first time dealing with USBank and I've never faced this with previous transactions with other banks.  Has anyone had any recent dealings with USBank to overcome this challenge?

@Jennifer Groves.  Are you in the state of CA?  Was it a big production having the lien stripped?  I was told that we would have to file a motion to have the bk re-opened, then my clients would have to go before a judge to request the order to avoid lien, (both my sellers are out of state now, and would not be willing to go through the court system again...)  Just wondering how big of a deal your lien strip was?

@ Jennifer Groves, thanks for the input, I may press the Title company to give us more help, it was our title company that insisted that we get a reconveyance or an Order to avoid lien...  On a happier note, after I sent 2 more tweets to US Bank this morning, surprise, I got a call with the correct fax and the telephone number of two of the managers.  I am going to verify that these phone/fax numbers are correct and then will post them on this site incase anyone every runs into this same situation with US Bank.  They have been really hard to deal with on my last two short sales ...

Julie Lyons- Whoever the title company is going to be I would speak to them. Last client we had strip a 2nd mtg in a bankruptcy, we just had to record a certified copy of the Order from the BK court to satisfy title. The bank didn't have to file a satisfaction.

US Bank again. Need recon or Order to avoid Lien after my sellers BK discharge in which US bank HELOC is charged off by the BK Court, forbidden to lien property by court decree.  Have spoken to 15 dept's no one at US Bank knows. Blowing up the US Bank Twitter account this week @askusbank, #jlyonsrealtor is my twitter tag. Feel free to add your tweet and follow along this morning, I hashtagged US Bank pres. Rick Aneshansel as well, so frustrated!!!

My seller filed Chapter 13 BK.  Her second lien was charged off as part of the discharge of her BK.  US Bank has still not done the reconveyance after 5 months so her HELOC is still showing up as a lien.  US Bank has asked me to call more than 9 departments, they have no idea what department does the reconveyances for HELOC charge -offs due to BK discharge.  Does anyone have contact info or know what department I should speak with?
