I have a home owner that I have been working with since Feb. We had an offer on her home just about ready to go to final approval of her short sale in June. Then all of a sudden she was put in a loan Mod. She did not want a loan mod she wanted to short sale her home. She told them that. We were told that once she is offered the loan mod and didn't take it she would be foreclosed on and would not be able to do a short sale. She has since lost her job moved out of the home and even left the state to find employment. US Bank was aware of this and still put her in an other loan mod. We were just told again that she did not take the loan mod and we would have to start all over again with a new short sale file. They keep saying the is FHA rules. This is not an FHA loan I have contacted them and they told me no it is a Ginnie Mae loan. Every time we call we  different answers and they will not even call the home owner back now. The home owner was also told not to go to court where they have started the foreclosure processes. She was also told by the attorney not to come. If she didn't plan on keeping the home there was no need for her to show up. This is the craziest short sale I have even had. This is a 21000 dollar home not a million dollars. I have never had so much trouble with a short sale.

I literally experienced the same thing and just today it was closed in MOD and initialed in SS - I have been working on this for just about a year - Our clients were sent information about a "Trial MOD Offer"  - good from Sept-Dec and that we would have to wait until the offer expired in Dec - after many many calls and letters made by myself and our clients - and huge amounts of wasted time - we have officially moved today.  They cannot have to more than 1"offer" in the system at one which is what caused the holdup or so they said.

Have your clients call daily and have them write a letter specifically expressing their desire to pursue no other option but a SS - it took 6 attempts but finally worked - HTH

We were told again that we could restart the ss again in 2 weeks. We have already heard this before. I am not sure I believe them. I sure hope yours and mine will make it this time.

OH I don't believe a word they say LOL

LOL with you!!! I even have reported them to the consumer financial protection bureau.
