<p>I have a shortsale that has a foreclosure date of 2/3/15. The mortgage servicer is Northstar. The manager, with Northstar, has already noted in the file that this property should proceed to foreclosure. I have already submitted the complete SS package along with an executed contract and HUD to Northstar and been denied. Northstar and the attorney for the foreclosure, informed my that US Bank is the investor. Someone mentioned on the Northstar discussion page that getting a hold of the investor is the best way to stop a foreclosure that is this close. Can anyone provide information on how to contact the correct dept. for US Bank, when communicating with them as an investor and not a mortgage servicer? I have called several numbers at this point and everyone I have spoken with, at US Bank, has said that they cannot find the file through the loan # or social security#. Any and all input is welcome.</p>

<p>Friday, October 24, I am sent the ATP for the borrowers to sign. The next thing I know, an appraiser is contacting for another appraisal. In order to receive approval for the contract, an appraisal and 2 BPOs were completed. Why would the bank now need another appraisal after 5 months of working on the file. FHA appraisals are good for 6 months, right?</p>
<p>I filed a complaint with NOVAD who says they are investigating. I escalated the file 3 times to the escalation department. I have gotten nowhere.</p>
<p>Buyer has been waiting since May 22, to close. She is going to walk. We have had 4 extensions now. Why doesn't the government step in when the errors are so blatant.</p>
<p>Please advise regarding the steps. Maybe I am confused about the timing of the ATP but I need to find out.</p>

This is not an FHA loan I have contacted them and they told me no it is a Ginnie Mae loan. Every time we call we different answers and they will not even call the home owner back now. The home owner was also told not to go to court where they have started the foreclosure processes. She was also told by the attorney not to come. If she didn't plan on keeping the home there was no need for her to show up. This is the craziest short sale I have even had. This is a 21000 dollar home not a million dollars.
