They are awful to deal with in 2nd lien position. You should give your clients a heads up that they are going to try to have them sign a promissory note. They tried to do this to a client of mine and I fought management for about 3 weeks. Finally, they gave in and agreed to waive the deficiency. It wasn't easy.

Just closed another USAA. First loans are OK. It's the seconds with USAA that cause problems. USAA seems to have a formula for denying the short sale by accepting the short sale at a super large payoff, and they will do this at least 3 to 4 times. In one short sale, it was rejected 5 times before it was accepted. I just kept submitting the same HUD over and over until they had completed their minimum guideline rejections, and then they took it. So don't give up. Also, a HAFA will give them the most money.
Looking for some current news on USAA. I have a potential new listing in AZ w/USAA 1st plus USAA HELOC. Has anyone been successful getting approvals from them? BTW, the borrower is a USAA employee.

Does anyone have USAA management or escalation contacts?? They are wanting to get paid in full, when the property is clearly underwater. Time to escalate! Thank you in advance for taking the time to help:) I promise to do the same for you :)
Our seller has a $144K balance with USAA, and they initially wanted 35% and are now down to 25%. Seller has no job and no money to pay what they want, and USAA hasn't offered any other options but to let them know if he does a DIL. They just don't care about their members. Any suggestions?
